River Park Estates

This review is at least a year late so things might have changed. Living in this place was ok and actually a good option after a long search of apartments. The area is very quiet, with a lot of parks and some stores around. The property management company though, is kind of weird. You are basically charged for anything that you want to request, even getting spare keys (I got them cheaper from Home Depot instead of requesting from them). The laundry room is shared per building, so there may be a waiting time depending on the hours and schedule of neighbors. We were lucky to get a renovated suite in the third floor, floor, appliances and washroom were decent, although the carpet cleaning was annoying. Water is included, parking is paid per month. Electric heaters per room so you save on Hydro a lot. Another small detail was the noise from the garbage and snow trucks very early in the morning. As it is a quiet residential area, those noises are more noticeable. They started to renovate things (stairs, paint in the hallways) before leaving the place, so I got some letters saying rent will go up, the new rent didn't make sense due to the things that are included in the suite are the same, so ended up moving to a better place that charges less. It seems that a lot of families live there, you will hear some kids playing outside specially in summer.

My family really likes this place. Quiet, calm area. If something does not work, we write to the manager and the next day the problem is solved)

If I could give them less than 1 star I would. Lived here for 2 years and have had nothing but problems. Maintenance doesnt fix things properly or care to even make sure things are done. Our toilet didnt flush properly for almost the entire time we lived there, but they wouldnt take our advice to have the line scoped. Finally it was done and they found a large dried piece of paint from when the suite was renovated before us moving in. The stovetop panel has an issue and was supposed to be replaced (also a huge safety concern for the next tenant who isnt aware) but no one ever did it. The AC leaks down the wall but maintenance didnt even come look when reported. The neighbours are noisy and Inconsiderate of other tenants- they let their kids run around the building unsupervised and play in the entry ways so you have to step over them to get into the building. At the same time these kids are letting anyone that comes to the door into the building, so who knows if those people should actually be granted entry. There is one washer and dryer for 12 suites and no one watches their laundry so its always sitting there when you try to do your own, which results in having to figure out who it belongs to or take it out yourself. The cost per load of laundry is also changed more than is allowed and without letting the tenants in the building know. They continually apply for above guidelines rent increases which means your rent is gonna go up $70-$100 every year even though they have only done minor renovations in the building or another suite and not even your own. Now that we are moving out they have brought approx. 16 groups of people (so far) through our suite who have walked in with shoes on, kids grabbing at breakable items and taken pictures and videos of all our belongs and personal items- so anyone looking to rent better keep that in mind for when they move out. Overall would never rent from rancho again, worst company I have ever dealt with.
