I had set a few visit in NB, 3 of them with EXIT realty.
20 min. after the train left, they call me saying that someone had made a offer on my #1 house. I made a offer for asking price and a inspection and it was refused. 4 month later the house is still available.
EXIT in moncton list a house as accessible 12 month, but when I ask to visit it in the spring the agent refuse to use the road.
I think it's good if ur a seller who want to rip-off a buyer.

She tried to gaslight us by claiming conditions moving slow was due to our inspector not being available when it was actually due to the owner needing a week to have a plumber turn the water on.
The inspection was mostly fine, she didn't do much though did offer to watch our young kids while we spoke with the inspector which was helpful. Any concern that was pointed out was immediately met with "well when you buy a place like this that happens" (the place had supposedly been "vacant" for 2 years).
She would say she was going to ask about things (like location of well(s) and septic(s)) and then just never got back to us. Pretty much anything we asked her to look into was dropped unless we asked again if she had heard anything at which point it was often the same old line of "they don't know anything about the property, they never lived there".
She did connect us with our insurance broker (who apparently works out of the same office) which was helpful as we couldn't find one that could insure the property.
Basically it boils down to if you want a realtor that will just cross T's and dot I's (but not look our for your best interest or work for you) she was great. Anything involving moving the sale forward was dealt with quickly. Any concerns can be expected to be swept under the rug. At the end of the sale expect to be pressured by "well these people are not going to do anything for you" or repeatedly saying "your lawyer is waiting for your call to confirm the walkthrough was ok to close" or refusing to continue the final closing inspection until we transferred NB power into our name.
Cherry on top of our experience was the dog (which they refused to acknowledge as being in the property) soaking the kitchen and mudroom in urine. The house reeked (and still does a bit as it was original hardwood floors in the kitchen) of dog pee. The final walkthrough was done virtually (very reluctantly but we couldn't get there due to time constraints) and she did not mention the smell once. She became agitated when we asked her to check things like the fridge, stove, heaters to ensure they turned on and cooled/heated up. The fridge was full of mold and wouldn't turn on. She flat out refused to test the baseboard heaters (by turning up the thermostat, not a hard or laborious job) saying that's what the property inspection was for and "what do we expect happened to them in the weeks since the inspection". She then went on a rant about what the final walk through is and how testing appliances and heating systems is not part of it (except that it completely is). She was expecting a quick walk around the house to ensure it looked the same and that was it (there were also new holes in the walls but "that's to be expected, it was probably from moving something").
Last thing of note was that when it came to get keys we had to pick them up from her office, 2 keys in a sealed envelope, that's it. We found out after asking to confirm the pickup time that she would be out of town and oh the key she received from the seller didn't work on any of the doors so she put a deadbolt on the front door (which she had also refused to open during the final walk through).
Do not trust her, she works for herself and not her clients. Honestly, we've had the experience of a few realtors via EXIT Realty (not just the Charlotte County office) and all have been awful. Do yourself a favour and steer clear
