I had the misfortune of renting an apartment in a home sold by James Theodorakopoulos from this Royal LePage location. He informed my fiance and I that the house was being sold and showings would start the day before prospective buyers started coming over. We told him we were less than a week away from our wedding and asked if he could perhaps pause showings during the week that we had both taken off after the wedding for a stay-at-home-honeymoon (this was in the middle of the pandemic, so travel wasnt an option). James not only refused but scheduled a 3-hour house inspection the day after our wedding. The inspectors literally helped us carry our leftover wedding cake and the wedding dress upstairs and apologized profusely throughout the process (We shouldnt be here. This is wrong. was repeated to us many times that day). They said they didnt know about our wedding when the inspection was booked and never would have agreed to it had they been informed. James knew. He just didnt care. He also didnt inform the elderly tenants of the other rental unit (who didnt speak particularly good English) every time that potential buyers came by for showings. As a result, they frequently got upset and refused to let people into their apartment. Im sure that delayed the sale even further. James told that us he expected to sell the house within a week. It took him over a month and over 50 people came through our apartment during that time. This happened in the middle of a COVID lockdown, so there wasnt even anywhere for my wife and I to go while strangers trudged through our home every single day. It was a nightmare. Theres no good way to have the building with your rental unit put on the market a week before your wedding in the middle of a pandemic. But it sometimes felt like James went out of his way to make the experience as unpleasant as possible. When he finally sold the place, it went for below the asking price and the new owners negotiated to take possession months later than the previous owners had hoped to sell their property. Obviously my ex-landlords played a major role in making this experience so awful, but James went out of his way to make things worse at every step along the way. I would only recommend using this Royal LePage location if youre hoping to have a difficult and unpleasant experience selling a house. I would only recommend choosing James as your realtor if you want to make sure that any tenants in your house are so miserable throughout the process that they resent you for the rest of their lives. If anyone at the 840 Pape Royal LePage office happens to read this review and wants to confirm my story through your records, the house in question was located at 8 Muriel Avenue. If James happens to read this, Id like to thank you for being such a stubborn and disrespectful person who made a difficult situation even worse. I wish you nothing but the worst in life and hope that wherever you are right now, youre unhappy. *UPDATE (April 2023): I just noticed the reply to this review because I had assumed that wouldnt happen and never checked back. Unfortunately our initial discussion with James was over the phone (with no electronic record), which is when he told us that it was impossible to schedule the inspection on any day other than the one after our wedding. He also refused to delay showings by one week so that our at-home-pandemic-honeymoon could happen without a variety of people coming in and out for showings every day. There were other times when he came to the door to speak to us, likely to avoid any record of the communication. Of course, I dont expect your office to believe that given how horribly your representative treated us throughout that process. We didnt contact the office then because we didnt want to make our situation worse. We wont contact you now because clearly your only concern upon reading this review was how it made your office look. You decided to try and discredit me instead of contact me. I think that speaks for itself.
