Interesting that at the end of September there have been what appears to be a blitz of fake 5-star reviews to boost them above the 3.2-star rating it was just two weeks prior. Shame on you, Frontier! Just to help even it out, I have changed my recent 3-star review (which did not publish so I deleted it and am trying again) to a 1-star review. Also during that blitz, someone added many pictures of Latitude, which is the building next door. Here is an honest review. We have lived at Frontier for over a year. We have decided to stay longer than our one year lease - for now. There are a few outstanding people who work here: Aaron the resident manager, Horace the concierge, Sofia who is one of the cleaners, and Sarah in the leasing office. These four deserve a 5/5 rating! They constantly go above and beyond and are very pleasant and professional in their interaction with us. Wish I could say the same about the property manager, but I cannot. There continues to be an extreme lack of communication with the residents in his dealings (or lack thereof) with us. I am concerned that he will drive away the excellent employees here with his manner. Yes, its convenient to be next to the O-Train and the highway. That also brings constant highway noise (including loud motorcycles which will occasionally race around the highway off and on ramp loop every two minutes for an hour or two at a time) and trains screeching on the tracks. Soundproofing leaves much to be desired. We are on a high floor on the north-east side and the noise is worse than we expected. The balcony is of little use as a result. Being next to the O-Train brings homeless people and other transients around and in the building/property. Security definitely needs to be increased. Honestly, there should be 24/7 security here - and not shared security with the other building next door. Even having several cars broken into in the underground parking hasnt made them get permanent security. A former employee told me that was something he repeatedly asked for but Killam would not pay for. Lighting on the property outside needs to be improved. The side entrance and area near the transit station is quite dark. This is where drug paraphernalia has been found. They did recently add one new light (not right in this area), but more are still needed. Fall is here which means homeless people are/will again be sleeping in the stairwells, the lobby, and making the common restrooms absolutely disgusting. Its inevitable. No one is monitoring the entrances at night. A former staff member once told me that they were told by Killam that they were spending too much money so they werent ordering replacement screens and other items. We are paying $2,500 a month for rent and I have to go buy an oven replacement bulb, stuff a small hole in the screen with a tissue (hole was here when we moved in) and just press reset (as the former employee did) when the fridge filter says needs replacing. We also buy and replace our own filter in the heating/cooling system since they only do it every six months, not every three as it should be. They only put in MERV 8, so we buy MERV 11. They are trying with landscaping? There continues to be 4-6 foot high ragweed around the building and in planters. The money spent on the mums they recently planted (or I should say mostly set on the ground and didnt even properly dig down to plant) could have been better spent on some weeding. Its quite overrun everywhere. Visitor parking is constantly taken by residents who will not pay the parking charges for a reserved spot. Leases say residents cannot park in visitor parking, but many ignore this. Its not the luxury living they advertise, but we are content enough to stay even though it is overpriced - the location suits us. We have met some great residents. Strong positive upper management and Killam giving money for basic maintenance and 24-hour security (with better lighting) is needed to get things where they should be.

First of all, shame on the management for paying for fake reviews. They are very clearly fake and meant to hide all the negative ones accumulated in recent months. Second, living at Frontier turned out to be a pure disappointment. Soundproofing is lacking to put it mildly (racing cars / bikes on the 417, neighbours, O-Train grinding (expected but worsened by the awful windows), ventilation, etc.). Maintenance has also been quite hit or miss over the last 6 months of our tenancy (Neil, the former handyman / manager was doing an amazing job previously): urgent repairs need to be reported many times before actions are taken, and it feels like no real care is taken about the property and its surrounding spaces. For example, figuring out that 2 out of 3 barbecues are not fully working is a simple check that takes two minutes for someone going around the property. Fit and finish throughout definitely leaves a lot to be desired. Whats the point in a staffed lobby if they dont do anything, not even control access or direct packages. The "secured" parking garage has seen cars broken into with no real follow up. I provided dashcam footage to the building and the "result" was to contract a security guard for a bit, which then stopped before we moved out. If you plan to get an EV and live there, dont. Outrageous charging rates (2.50$/h + monthly parking cost), assuming they let you have one of those spots and actually set it up for you. We had been asking and following up for months with no concrete answers or plans. On the positive side, the attached gym is decent, the Luxer parcel system works great, if the delivery companies bothered to use it. The appliances are decent, for a rental. Rents are outlandish for the level of service you will get living there. Cellphone reception is terrible throughout, make sure your home internet never goes down. Please look beyond all the 5 stars reviews that are given by accounts with 2-3 other reviews and that have left no comment. The page is clearly paying for 5 stars reviews to sink all the negative ones. Shameful. Edit: Glad to see the boilerplate reply about taking concerns seriously is still there. Spoiler: they dont. This review and other things were brought up to management months before we moved out with no actual effort or commitment to resolve things.
