It probably won't help the rating at this point, but if I have my 2 cents maybe someone will get the opinion of someone who takes the initiative to make changes. By that I mean Shoreline here in Kingston gives it's tenants an app to create and manage tickets and I for one use it. Some tickets are slower than others but I have to say they do a fairly decent job of making sure they are all addressed in the best way possible. I've seen water issues, parking lot issues and even squirrel problems and they've done a lot in the last few years to make sure things are taken care of. From plumbers, door repairs and even parking lot light they've done what needs to be done to keep things functioning and clean. Above that I know they've kept rents lower in many buildings to ensure heads in beds and maintain an affordable landscape of apartments and properties, which I for one appreciate. Are they perfect? Nope. They do try to be though. Since they've taken over our building there have been improvements that the previous owners refused to undertake. As far as a management company goes, they do a great job of listening and trying to get things done.

Still has done nothing to fix the issues they caused or maintain the property. They constantly claim they are gonna do something about the parking that still all tenant with outstanding leases struggle to get because of the outrageous over parked lot or vistors that have moved into units that are not on leases yet they still get parking while registered and leased residents can't. Pests are still a issue within the building because of unclean residents that nothing gets done about. Between the nasty smell of cigarettes that fills the common areas and then residents that can't change their cat litter, it's literally a health issue for other residents yet the management doesn't care. Since shorline property management has taken over a previously well managed building, with only one flaw has become a nightmare for all prior leased tenants. It's a headache after another. They don't maintain the property residents have to contact for regular property care, which even then goes ignored. Prior tenants before shorlines took over had parking arrangements and never had problems up to the management creating parking issues by over parking a small lot. They expect parking fees yet don't do anything about the lot or address non residents taking parking from leased residents no matter how much residents contact about this issue they don't care. We have had outrageous vehicle expenses because of poor lot conditions and vistors damaging are veichles because of being ignorant and careless. Management doesn't care and have no respect for residents.

Contacted them asking for an apartment visit before deciding to proceed with applying for tenancy. They were quick enough to get back to me, and I was told that I need to first apply for it, or in their words: "That is not our process to show people the unit without having them apply. We cannot put in time showing people who we do not know". Checked their website to find what that means, and the application asks for my birthday, my address, emergency contact, rental history and landlord info, employer and salary, references and their info, scanned copy of my passport as proof of identity, and proof of income, all of those just to show me the property! I would give them my details for signing a lease, after I decide that I want to have a lease, not before even visiting the place. They were responsive though and answered most of my questions through email.

This management team is the worst team ever if you have a problem with parking all they will say is we're working on it and nothing will happen yet tenants are charged for parking before this company took over tenants had assigned parking and they won't honor it and higher floor tenants end up with no parking or parking 30 feet while non residents get parking or basement level do while top floor residents struggle enough carry groceries etc up three flights of stairs. My parking issue has been going on for 8 months and not one thing has been resolved absolutely unacceptable for a property management team if your looking for a place to rent dont go with this one save your self the headache our parking lot has massive pot hole that will wreck your vehicle and is un avoidable. When expensive damages happen to you're veichle for them not maintaining or addressing the poor lot conditions they have no care and tell you the same excuses that have been said for almost a year.
