    Hello Everyone, I hired AJ Lamba to sell my property. My house was listed at a low amount that was suggested by AJ Lamba. I had discussed a reasonable value I wanted to obtain with AJ Lamba. He agreed to work with me to achieve this, but did not fulfill this... Please note that there is another property down our street that was listed the same day as mine and was sold more than what AJ Lamba listed my property for. A few days before that property was sold more than my asking price, AJ Lamba quickly removed his sign off of my property without informing me. This just goes to show how he did not want his reputation to be impacted and at the same time, he did not want to put the effort into helping me reach our goal. This house was listed for a very high amount and we discussed with AJ Lamba how this house has inferior features compared to my house and is a clear indication that my property is listed lower than what it should be. But he disregarded this and instead mocked the other agent. As a professional and in general, one should respect another. I kindly requested AJ Lamba several times to "freshen" up the listing by relisting at a reasonable price. However, he denied this and said he would only do so IF I pay their minimum commission even though NO offer was accepted!!! Showings continued to happen, but AJ Lamba persisted in pushing me to accept the poor offer he favoured. Please note that this poor offer is placed by another real estate agent who is also the buyer himself. To my understanding, it seemed like AJ Lamba and the other agent had some sort of agreement with each other, which became evident in the way he stopped showing my house to highly interested buyers and stopped taking more offers. He kept pushing this one buyer and bringing up the fact that he has 15 years of experience. If someone has the experience, they do not need to reiterate that, your work ethics, communication, and hard work will demonstrate your level of experience. As his client, I shared my feedback with him because after all, it is my property, but his response was always about his experience and he mentioned that he has a high ego! He clearly does not know how to professionally communicate with clients. Since I denied those offers he wanted me to accept, AJ Lamba decided that he no longer wants to work with me and would like to proceed with unstaging my property (please note that basic staging was a part of the service). He continued to harass and threaten me to pay him commission when no offer had been accepted by stating the following repeatedly via email: WITHOUT PREJUDICE Mr Boparai I will be happy to TERMINATE the Listing immediately as long as you can pay Today the Minimum of $25,000 + HST towards our Minimum Listing fees. There is a very clear law in place that when you have received 6 Offers of which 2 were FULL PRICE, you owe us the Commissions. Please let me know when the draft is ready and I can send someone with the Termination documents. (please see attached screenshot) Please note that nowhere does it state in our listing agreement that there is such a law or that we must pay the commission when I have not accepted any offer. During this time, I got into a car accident. I am thankful to God that my family and I are safe. However, my family and I were SHOCKED at AJ Lambas response. You would not believe this, but the next day after the accident he brought up discussing that poor offer he favoured! No sympathy, no humanity, no maturity, what can I say... At this point, I did not want to work with AJ Lamba anymore because of his unprofessional work ethic and manners. He stopped all showings for my house and did not remove my MLS listing. I requested numerous times for termination documents, but he did not provide them, and recently, he suspended my MLS listing. Overall, I highly advise you NOT to list your property with AJ Lamba because you will regret it especially for those of you who have time-sensitive plans to sell your property.

    AJ Lamba does NOT deserve even one star or even the bare minimum for the poor, dishonest, and unprofessional service that we experienced. My family and I listed our property through AJ Lamba, and unfortunately, we had a bad experience, we chose a bad agent, and at a bad time. What I have learned is that despite the number of years of experience one has, it really reflects in your work ethics, communication, and level of commitment that you provide to your clients through your services. AJ Lamba keeps saying he has 15 years of experience and that he knows everything, but this is false information. No one is perfect, we are all learning new things each and every day. You cannot learn everything over the span of 15 years!!! We felt manipulated and its quite sad and disappointing. We felt that he did not listen to our input and made his own decisions. Please see attached a screenshot of the threatening texts he sent us, its just sad and I am very disappointed at the experience we had with AJ Lamba.
