    We moved here in December 2015. In general it is a positive experience. The management usually responds to maintenance requests in a reasonable time. There were exceptions during covid which is understandable. The building is clean and we like the laundry room. The apartments are quite large. We like the people working here, they will try to help you as much as they can. The area is central to everything. The trails and parks around are great for walking or cycling. We enjoy living here.

    I have lived in this building for three years now. Overall, I would rate this building a 3/5. Cons: - Bedbugs. Several affected floors. On-site management is not honest about the problem and does not treat adjacent units. The City of Toronto recommends treating units directly above and below infested units as well as the units on either side. The units above and below mine both had bedbugs and I was never notified or cautioned. Once we had them, I told the tenants in the units around mine and that's when I discovered how widespread the problem is. I am now aware of approximately 10 units that have had bedbugs in the last 18 months. - Above Guideline Rent Increases. 5 and 15 Brookbanks has been subject to the greatest number of AGI applications in the last decade across the province. This was recently highlighted in a CBC article. The building is quite old, so constant capital work is required. - Construction. There is always major construction going on. In three years, we have not had a break from drilling and jackhammering. Outdoors in the summer and indoors in the winter. There is no reprieve and management does not have the forethought to appropriately plan for impacts to garbage and other waste. During the construction, parking is blocks away. Major inconveniences to tenants. - The cost to do laundry has raised from $3.75 per load to $6.00 per load over the last year. Machines are constantly out of service. Coinamatic is difficult to deal with. The laundry room is also ridiculously hot, almost at an unsafe temperature. - Cleanliness. The building used to be in top notch shape. Now we're lucky if the carpets are vacuumed once every 4-6 weeks. It's pretty gross. Garbage receptacle rooms go weeks without cleaning. When you raise it to on-sure management, you're accused of lying or told you weren't home when they were cleaned. - ACs. Building is so old that it does not accommodate air conditioners. Tenants have to apply for approval to use an AC. Management will approve only one AC per unit and it must be in the living room. No cooling allowed in bedrooms. This is new direction as of 2022 and is not enforced adequately or consistently. - Waste room. The waste room smells rotten and waste is overflowing. Management has been aware for months, but passes blame onto tenants. Apparently we do not crush our boxes or dispose of waste accordingly. The situation has improved over the last two weeks, but it's still not great. - Many tenants do not leash their dogs and do not pick up after them. It gives all dog owners a bad name. Management does not enforce leashing. They only send a rude letter to all tenants and do not hold any specific tenants accountable. This is disrespectful to tenants who are scared of dogs or have allergies. - Staff turnover. There is considerable staff turnover, resulting in inconsistent and poor management. The new Property Manager seems to be a drastic improvement from previous hires, but time will tell. - The third party hydro company, Wyse Meter, is very expensive. New tenants pay exorbitant rent plus hydro. The building wants to charge what luxury buildings charge, but the building is simply too old and lacks amenities. - Tenants are increasingly frustrated with their living conditions. In the last three months, tenants have started to mobilize. At a recent tenant meeting, approximately 30 people showed up to discuss next steps. Pros: - Large, spacious units. - Neighbourhood is beautiful. Excellent schools, beautiful parks, walking trails. - Tenants are kind and friendly. A truly wonderful community. - Some employees (Alexa, Roberta, Renata) go above and beyond. They really want to make Brookbanks a great place to live! Overall, if I could go back in time, I would never have rented here. Given the current rental market, I am stuck here for the foreseeable future and will make the best of it. Just genuinely disappointed and frustrated.

image I have lived in this building for three years now. Overall, I would rate this building a 3/5.
Cons:

Overall, if I could go back in time, I would never have rented here. Given the current rental market, I am stuck here for the foreseeable future and will make the best of it. Just genuinely disappointed and frustrated.
