    I rented a basement apartment through Flex Property from May December. The apartment was great, newly renovated, very clean upon move in. Flex was also quick and easy to deal with during the process of securing the apartment even though I was in another province and didnt actually view the apartment. Unfortunately, the experience thereafter was not as great. After driving three days across the country we arrived at our apartment late afternoon/early evening. We used the door code provided to us and it didnt work. I called Genevieve, emailed and left messages but no answer. I called the 24/7 service line as well and no answer. Finally, after a half hour or so of being stuck on the lawn assuming that I had been scammed I got a text from their 24/7 support and they provided me with another code (123456). Genevieve / Flex never apologized for the situation when I was clearly upset and thought I had been scammed. Also, I asked them if we could change the door code from 123456 since I imagine that is the default code and easy to guess and they said no. Most importantly the lease I signed was inaccurate. I was in a rush to secure an apartment since I was given very short notice that I had to move to Ontario for work so I didnt ask about some things like parking. However, when I received the lease I was pleased to see that I very clearly had an off street parking spot in the drive way. When I arrived at the apartment I saw that the driveway was only single lane. Since my lease stated I had a parking spot I parked in the driveway and assumed the upstairs tenants didnt have a vehicle. About two weeks later, the landlord told me verbally that the driveway was for the upstairs tenant and I would need to park on the road. I was never advised of this in writing. My suggestion to Flex is that perhaps they should have the individual landlords review the leases before sending them out for signature.. Flex uses a tenant portal for tenants to submit maintenance requests, queries, etc. Its sporadic whether they will answer a request, ignore a request, or respond to it a week or two later. I cant speak for being a landlord using Flex but pretty much immediately my landlord reached out to me and gave me his cell number so we didnt need to go through Flex because he said they take too long to answer requests. I had several that are probably still unanswered and I moved out months ago. My suggestion to Flex is hiring more staff if they cannot manage their current volume of tenants. Since I started looking at other rental properties while I was living there I also got to experience viewing a rental property with Flex. It was strange.. we had an appointment time set up to view the rental property and when I arrived the person from Flex was waiting in their vehicle. When they tried to access the house the keys wouldnt work. We spent 15-20 minutes trying to gain access while the person was on the phone talking to Flex to figure out what keys to use, etc. My husband and I both were trying to get the door open as well. After we got the door open it was clear the Flex person had never been in there before and it was their first time viewing the apartment as well. My suggestion to Flex is that your people showing apartments should perhaps arrive a little early to a viewing and get the door open maybe take a walk through the house so they know what is there. Anyway, 2/5 stars only because the apartment itself was excellent condition and accurate to the description and my very initial interactions with them were good. Id probably rate 1.5/5 if I could.

    Their Air Bnbs are filthy. Dirty. They do not care about customers. Genevieve and her disgusting team are deep in the pockets with AirBnb. There was mold growing in the shower (not cleaned); hair and dirt all over the living room and bedroom floors (not vacuumed nor mopped); and signs of negligence (wobbly furniture, dirty kitchen, and they do not prepare it for future guests). They charged us a $120+ cleaning fee for what? Also, you cannot complain to them, because they won't listen and will argue that you had to complain while you were still staying there. Genevieve and her "team of girl power boss babes" (stated on their AirBnb biography) are running a fraudulent business where they do not care about most of their units, especially the "lower end" ones.     Do not use this company! We had the worst experience with them. They do not respond to their tenants, they do not care! The property was disgustingly dirty and the furniture was broken, an old mattress stained with blood and all sorts of nasty stuff . The cupboard doors missing in the kitchen and bathroom. The bed & chairs were broken and sofa not usable. The walls were filthy, the floors disgusting. There was no router for wifi as advertised. It was rented as a furnished with stocked kitchen & lines 1 towel, no proper bedding ( there was a flat sheet ) no mattress protector. Do not trust them with your property or tenants.
