    I am writing this review as a business owner, who understands the implication of feedback, both from the positive and negative side of things. Often, you read about people's experience in the hands of unscrupulous vendors, and you asked yourself a question, why are some people so heartless? I have to admit some reviews are probably not a reflection of consumer's direct experience, and may have been exaggerated beyond the actual, but this review is none of the two. This is my experience dealing with RPM Advantage! I have read other reviews on this site, including some names that have been mentioned as the Property Manager. My experience includes dealing with the Property Manager, and the owners of the business (family-owned). It suffices to say RPM is a franchise branch of another company, so it is instructive to set that straight. In the end, if your question is, if you should offer your property to be managed by the RPM Advantage, I would ask you to banish such thoughts. Infact, you SHOULD RUN MILES AWAY FROM THIS COMPANY. There is a fine line between misappropriation of funds, and intentional diversion of funds, or inaccurate presentation of the income, but whatever you call it, I would defer that to my reader. We contracted the management of our multifamily property (which was built in 2019) to RPM Advantage in April 7th 2021. The decision was made after reading some of their reviews on google, but that decision ended at a significant cost to the property, rental income and the reputation. I have to say, their price was quite competitive, and their property manager (who later quit) made everything seemed we were in good hands. Little did we know this family-owned franchise was nothing but a den of people with highly questionable behaviours involving in sharp practices at the expense of their clients. At first, we realized that the projected rental income was either underreported, or something was inaccurate, but they kept pushing us to the books. We checked their books few times. We observed there were misstatements, ambiguous numbers, expenses that we were not aware of, and not discussed with us, contrary to the agreement. At a point, I had to start going through each line item to ensure I had a fair idea of the financial position. The shocker was, we found the rent from at least one tenant was not reported. We brought the situation to the attention of their PM. She acknowledged there were omissions. We also pointed to the fact that, on two to three occasions we had advertised and found the tenants on our own, since the PM implied it was difficult to find tenants into a beautiful 2bedroom unit, 5 appliances, about 1500 square feet, built in 2019, yet, they deducted 50% from the rents. The PM promised to refund, but that didn't happen and we didn't make a fuzz about it. After the contract was over we decided not to renew. That was when we got the real shocker! Unpaid water bills for over 4months; missed payments and penalties on waste collections. The entire garbage chute outside of the property had garbage bags dumped around the big bin, almost reaching the half of the 5'7ft bin. I was furious! Why would you not arrange for someone to clean the place up? Why unpaid bills? What made the situation worse, and one of the reasons why I cited the inaccurate financial reporting was that, while the expense statements were showing the bills as paid, the bills were piling up unpaid. The question I had for this company was, where was the money being diverted, if the bills were not paid? In the process, I attempted to reach out to some of their customers who had given a fluent remark on the google review about their services but couldn't get headway. To safe her name, the property manager quit the company. We requested the trust account statement, to know how the rental revenue was being allocated, but they tactically declined. There were about $1400 unpaid water bills, missed waste collection bills. To the public, it is not worth a patronage, RUN WHILE YOU STILL CAN!
