I've been on L'Hexagonne for a year now and I'm satisfied with the installations, maintenance support, administration response, and perks, but I do have a big con that can be avoided. Below I left my pros and cons overview of L'Hexagonne. Pros: - Easy access to the World Gym Griffintown (It has an internal door that leads to the gym entrance. It's a nice perk in the winter) - Two pools (In the 2nd level and top level). - Study/Work ambient in the L'Hex 02 (Hex 01 and 2 are integrated) - Electricity and heat are included in the rent. - Lower internet cost with Videotron (They have a contract with lower fees). I have a 120Mb for 20$. - Nice modern apartment. - You can get one or two free months as a bonus if you negotiate. - Great localization, it's 10 min from Costco, has Dollarama/Adonis/Winners right in the corner, is surrounded by good restaurants, and has a ton of buses around to get anywhere in the city. Plus, close to downtown. - It has a Communauto station in the sublevel, which it's great for those without a car. - Washer and Dryer in all apartments. Cons: - A huge con for me is the security deposit. Even though it's against the law to ask for months in advance deposit, they ask it anyway. So in my case, I had to give two months in advance because I was an immigrant and I didn't have a credit score, even though I had a 70k/year contract proving I had secure income. They refund half the deposit in the renewal, but I feel it's very disappointing to keep half and to have asked in the first place. - The lower internet fees are a headache in the begging, even though they have a contract with Videotron, you still receive the bills in the first and second month, which they say it's part of the procedure, and then transfer the bill to the administration. The whole process it's known by the Adm, but they don't let you know so everyone always gets concerned when the bills come, it's a thing that easily could be avoided by giving a heads up in the lease. - Don't choose the 2h level apartments, there are some rude neighbors that smoke and throw their butts out the window, which all pile up on the 2nd apartment balcony. The Adm says it will do something, but so far any progress. It'd be something easy to fix with a small fee. Everyone is aware that the contract state it's prohibited and could lead to a fee, but they don't apply it. - Additionally, there is a gym below the 2nd floor, so apartments 2nd and 3rd feel some vibrations from the weight dropping. I wouldn't choose, especially if I had a kid or dogs. Additional thoughts: - It has an over-average price (1700$ for a good space 3 1/2), but kind of in the price range for buildings with the same perks. - If you're Brazilian, there is a great community in the building. Last month the Adm did a Carnaval party which was thoughtful and fun. - I'd personally choose for the L'Hexagonne to build a small gym instead of having a second pool, even though the World Gym Griffintown it's not expensive ($30/month). Final thoughts: It's a good building. It's full of perks, but the illegal security deposits are unacceptable. Do not pay it!
