    I used to live here. The place used to be good 2016-2018 after that it has dramatically changed since Gordana left. Very bad.

    I lived at 3787 from 2019-2022 in a 4.5 unit at $1250, $1255, then $1270. I refused an increase both years, and was offered raises below the TAL's suggested % both times. Overall, the location/unit was great for the price - I relocated for school, but would have loved to keep living here otherwise. Having easy access to Mont-Royal is a luxury I miss dearly. If you can get a unit below market like I had, this is a great building to live in. I only had a package in the mail area stolen once. Also, the lease states no pets, but this is not enforced and likely only there in case someone's animal causes problems for others. Plenty of people in the building have cats (sometimes seen wandering the halls) and dogs of all sizes. Pros: 1. For a 1965 construction, this building has great sound insulation! It wasn't perfect, and I benefitted from having a quiet neighbour, but it was the quietest apartment I have had in Montreal so far. 2. The concierge Arvin is extremely competent, kind, timely, and respectful. I admire his hard work very much. 3. Management was easy to deal with, I never had any issues and was left to enjoy my apartment with minimal disruptions (for things like fire safety inspections). I unfortunately was not able to transfer my lease due to a situation with my current landlord, so they offered to break my lease with no penalty. (Although, my unit was below-market, so they had incentive.) Cons: 1. Noise The only major issue was when a couple moved in above me who would play loud music that sounded like stomping feet on the ceiling, along with violent domestic disputes. Despite this clearly violating my right to peaceful enjoyment and reporting it multiple times, nothing came of it. I went up to knock on the door once and found the fourth floor looked much different than the lower floors- it seemed less well-maintained, but I am not sure how true that is for the units. 2. Safety The number(s) they give you to call in an emergency never work. First, I had a plumbing issue in my apartment that was causing more damage every second that went by, and so much time was wasted by trying to call the emergency line. After it rang out, I dialed again while running to knock on my neighbour's door for help, during which time it rang out again. I tried then to call another number that had been given for emergencies, and this also rang out. A neighbour ended up running to get the concierge, who fixed the problem. A year after this, there was smoke coming from another apartment, so I tried calling the emergency line again - it rang out. 3. Location/Transit To get to the bus stops that go downtown, you have to cross two main roads, and the crosswalks are never in sync. You could be waiting 5 seconds or 5 minutes. I watched buses I'd meant to get on pass by while I was stuck waiting for the crosswalk many times- it doesn't help that the 144 has a schedule of its own! So you have to leave at least 5 mins early because of this. 4. Laundry A) The machines broke frequently and in general were not very reliable. The same dryer was out of order almost monthly, but was not replaced for 2+ years. I also sometimes found that Coin-o-Matic would send someone to fix it, and it would still be broken after. B) It is the responsibility of the tenants to call and report broken machines - in the meantime, you are told to place a sign to notify others. Unfortunately, I believe many tenants choose not to inconvenience themselves over being a good neighbour because I seemed to be the one to call in a broken machine half of the time. C) The only place you can reload your laundry card is in the 3777 building. They are connected by a small walkway but once in the other building you need to go a floor down and traverse a few steps in the halls which could be a pain if you are older or have a disability. D) Some of my clothing was shredded in a washer, although after I made a complaint on the C-o-M website they sent me a cheque for the value I stated. ($15, not sure how much luck you would have for more expensive clothing or repeat requests.)
