    If it was possible I would give this mortgage company zero stars. Mortgage Superhero? The only super power there, is lying to clients, especially Kim Gibbons. One of her existing clients who did two of his previous mortgages with Kim asked her for a letter of intent for a mortgage pre-approval in order for him to purchase a pre-construction property in 2024 for his son and she agreed. Instead of helping him she lied to him for six weeks blaming her staff, banks, the stress test, etc. She never worked on the letter nor had the courtesy to tell him she wasn't going to do it anymore and even past the due date with the builder and finally just never returned his calls or messages. I sold that client that unit and he almost lost his chance to invest in this new condo project in Toronto because Kim doesn't get paid to work on a mortgage commitment letter today for 2024. It's not in her best interest right now, but it is for my client who under my advice, luckily got another, responsible mortgage broker to help him in time. This client has good credit and purchasing power and Kim made him feel like he didn't matter and had to beg and plead for that letter. This is beyond unprofessional and as a Realtor I would never refer any clients to this mortgage company. Be careful who you give your business to because a mortgage broker that doesn't care will hinder your chance at investing in real estate and we all deserve to!

    My partner and I are first time home buyers. We do not recommend her services to anyone. In summary, she had promised us pre-approval within 24 hours as she advertises, instead, we received it by surprise 72 hours later during which she was not responsive nor proactive to provide timely updates nor apologize for the major delay. Entire situation: I called Kim after receiving a referral from a stranger. I looked at her website and reviews first and was impressed initially. She was prompt in her text responses the first day and seemed warm. She phoned me the following day as expected. I was completely new to the entire process at this point. Kim provided me with some information. I could tell she was very busy by the pace of the conversation. She advised I complete the online application and read a Home Buyers Guide she would send to me by email which she did. In this email as well as in our phone conversation, she informed me that we could be pre-approved within 24 hours after we confirm the details of our application. I submitted it Tuesday late evening. Kim phoned me on Wednesday afternoon to confirm the details. I expected to receive the pre-approval by Thursday at noon at the latest which would be 24 hours at that point. I had not heard from Kim at all since the application details were confirmed the previous day at noon. On Thursday at 3:30 pm, I proactively texted to her to ask if the pre-approval is ready. She responded an hour later at 4:30 pm to inform me she "will check with the lender and get right back to me". I was surprised to read that she did not have any update from the lender at that point, over 24 hours and she would need to ask them because I asked her to begin with. These were my thoughts but in my reply at 5:30 pm, I thanked her and informed her we would be viewing homes between Friday evening and Saturday afternoon - to let her know in other words that it will be valuable to have our pre-approval by then, an expected timeline, once I began the process with her. I did not receive a reply to this for the remainder of the day. I thought perhaps my message may have not been very clear so the following day, Friday at this point and 47 hours since confirming my application, I texted her with "Hope we can have our pre-approval today. We would like to purchase a new home this evening or tomorrow afternoon." I waited three hours - at this point it was late afternoon. I had not recieved any update or timeframe for the pre-approval except the initial "24 hours" she had provided at the time of application. There was almost no sign from her since Wednesday early afternoon when she had called me to confirm the process. I decided to call her because at this point I was worried and unsure if we would be receiving our pre-approval before Friday evening, at the latest I could accept Saturday morning, all this time anticipating that the pre-approval would be given by Thursday morning or latest in the afternoon/evening but with zero update from her about it. When I called her Friday late afternoon, I got her voicemail and left a message. I followed up with a text to say, "Left you a voicemail! Do you have an approximate timeframe? Thanks!" Still no sign of her for the next several hours. At this point I was extremely disappointed and worried because my partner and I had made full afternoon plans for Saturday to drive out of town to view homes and make a purchase with the pre-approval in hand. So at 11pm, I messaged "Just wondering as I was expecting to get it back on Wednesday...." It was crunch time as I would need to wake up early the following morning and start driving to our destinations. At 12:46 am on Saturday (the last timeline she had given was on Wednesday at noon), she messages me while I was sleeping to say she "will send you an email in the morning". There was no apology for the delay in responding and updating me, and from this one line alone received, I had no idea if we should be receiving a pre-approval the following day. Feb 23, 2019

Instead of helping him she lied to him for six weeks blaming her staff, banks, the stress test, etc. She never worked on the letter nor had the courtesy to tell him she wasn't going to do it anymore and even past the due date with the builder and finally just never returned his calls or messages. I sold that client that unit and he almost lost his chance to invest in this new condo project in Toronto because Kim doesn't get paid to work on a mortgage commitment letter today for 2024. It's not in her best interest right now, but it is for my client who under my advice, luckily got another, responsible mortgage broker to help him in time. This client has good credit and purchasing power and Kim made him feel like he didn't matter and had to beg and plead for that letter. This is beyond unprofessional and as a Realtor I would never refer any clients to this mortgage company. Be careful who you give your business to because a mortgage broker that doesn't care will hinder your chance at investing in real estate and we all deserve to!
