Cons:
- Anyone who has been living in this building since before the 80s may still smoke in their units. Ive had a horrible time with it. You may see smoke free building mentioned, but it is not. Dont move in here if you have asthma. My neighbour has yellowed nicotine windows visible from outside yet they cannot enforce tenants to stop. New tenants are told theyll be evicted if they smoke. Not the managements fault, but Minto can certainly do better. (Reason for 4/5).
- I see from some neighbours that there are some pest issues, however Ive lived here for over 3 years and Ive never so much as seen a fruit fly. I believe the west side of the building is more affected than the east.
- there has been a looming threat of a huge high rise and townhomes coming that will completely eliminate the trees / little family-owned tuck shop / outdoor pool / likely most of the underground parking / peace and quiet of the area.
- pay parking which was just installed (thankful its installed) is quite expensive. When I rent a car it can cost a couple hundred dollars for a week of parking.
- from the time from when I moved in to now, my unit has gone up $650 in three years for new tenants. Blame the economy / politicians / but this seems like robbery. I recall the 2-bedrooms being around $2300 when I moved in and theyre now $3000. It is rent controlled, but it feels very greedy to go up that much in such little time.
- bummer they decided to renovate our balconies in the dead of summer when we want to be on our balconies. We wont be able to use them all summer, when it could have been planned for spring / fall
Pros:
- Emilie Menegotti, Assistant Property Manager will swiftly deal with any issues she is in control of. She provides me with solutions to problems such as having Minto lend me a HEPA filter air cleaner for my smoking neighbour. She answers any emails quickly. And she is always organizing fun community events such as farmers market, gardening events, ice cream day, and a lot of other fun stuff.
- the pool is amazing in the summer
- lots of fun and totally free events as mentioned above. A bbq, food drives, ice cream truck, plant giveaways, committees, and Mothers Day celebrations to name a few.
- the laundry room is always very well lit, is modern with a mobile app pay system, a mini free library section. Usually always a machine to use.
- FIBE internet was just installed.
- a parcel locker in the lobby has almost completely eliminated package theft
- water is always hot and very good water pressure
- brand new appliances / windows / flooring

Also love the little events the staff puts on for us tenants, especially the summer bbq and funnel cake day those were really fun! Overall its a great place to live highly recommend!

Minto is a large rental builder and management company, and as such takes great care to maintain a positive relationship with its tenants.
In all our years here there have been several owners but Minto has been the best. And I want to give a special shout-out to Karen Jones, the current Property Manager. In a very busy job, with the inevitable occasional fractious tenants, she deals with everything and everyone with constant good humour and most importantly with great effectiveness.
