My new lending institution had arranged for this company to do the appraisal of my investment property- cost of which was paid by me. An appraiser- Amber was assigned for this. All she did was emailed me several times asking for pictures and information- essentially directing me to do the work for her. I coordinated with her for a site visit on a date and time of her choosing. I am not sure what she did in that site visit as apparently It wasn't possible to access the rear yard. Instead on calling my cell so that I could address the access issue while she was there she just emailed me on her return to ask my tenant to take the external property pictures for her. This despite the fact that it was made clear to her that the property was tenant occupied and an external picture of the rear yard was already provided earlier. I found appraiser unprofessional with a sense of entitlement. I was still trying to understand what work was done by this appraiser that I was charged for.

Very disappointed with Toivo. This guy is nuts...Avoid him at all costs. 1. We did a commercial appraisal with him and asked if the appraisal could be done in a week. on more than 2 occasions he confirmed by email it was not a problem. But when it cam time to deliver he could not even find our emails back and forth??! We had to resend all the info to him 3 times over and when the time line became an issue he gave us the cold shoulder and told me to refer to his contract :(.. In fact he did not start working on it for a week! 2.When on site he promised to use my photos as there was some trash ad scaffold in common areas at the time of his visit (we were repainting the loby and areas were not cleaned from new construction) he said no problem and insisted that he could still make the appraisal based on my photos! He said "In fact we don't need to use my photo's at all. I will only take them to prove I was here. You can provide all the updated photo's for the final draft" He refused to use only my photos as promised and placed all his photos in the appraisal (regardless of weather they included shots of the floor and me in them too!, sideways and upside down to boot). 3. The appraisal needed to include a finished 6 story building he promised an "as built" and "as completed" report. This was completely neglected and he tried to say that there was no proof I asked for it in the first place!?? I had to resend the entire thread of emails to him where he confirmed that he would do this... Fortunately his appraisal worked for us after much stress, time and back and forth. I am afraid it is time for Toivo Heinsaar to RETIRE. I hope nobody else is put through the same amount of stress dealing with him. BTW the office manger Kerianne was great I truly believe we still would not have the report with out her...
